Pole Barn Cost Per Square Foot: Why Your Builder Won't Quote One
Ask a post-frame builder what a barn costs per square foot and a good one will refuse to answer. Kyle at RR Buildings, who builds in northern Illinois, puts it bluntly: if someone quotes you a square-foot price, "they did not take any time to figure that out."
He still gives numbers. He just will not let you treat them as a bid.
The range he actually gives
For the way his own crew builds, which he is careful to say is "probably not typical to every builder":
- $15 to $20 a square foot at the bottom. He is emphatic that this is not a bad building: "even down at the bottom, 20, 15 bucks, we can put up a heck of a nice storage building."
- Somewhere in the middle for a finished shop or man cave, the kind of thing you would be proud to have on your property.
- Up to about $150 a square foot at the top, for a post-frame house.
That is a ten-fold spread, and the spread is the point. Those three numbers describe three different products that happen to share a construction method.
Why the number can't be a bid
The square-foot figure is an output of a quote, not an input to one. Kyle's objection is specific: "every door changes the price, every foot in length and width changes the price."
Think about what that means for a 32x48. Two overhead doors instead of one, and the price moves without a single square foot changing. Go from post-in-ground to a full foundation wall and it moves again, hard. He priced a four foot perimeter wall at around $45 a linear foot, and flagged that as a number that has already aged. On a 32x48 that perimeter is 160 feet of wall that the floor area knows nothing about.
A per-square-foot price tells you what similar buildings have cost. It cannot tell you what yours will cost, because the things that move the total are not measured in square feet.
This is why "how much for a 32 by 48" is, in his words, a question he will not answer. It is not evasion. The question is genuinely missing everything that determines the answer.
What moves the number more than size does
Four decisions from the video, each of which swings the total independently of floor area:
- The foundation. He ranks them: a foundation wall at the top, concrete piers as the middle ground, posts in the ground at the bottom. Posts in the ground work, he has done it, and he will also tell you they will rot and decay eventually. A wall keeps wood away from soil entirely and costs the most.
- The openings. He specifies 36 inch steel walk doors rather than wood, and overhead doors rather than sliders, which sag and rub over time. Because steel panels come in three foot increments, he sizes overhead doors to match: nine feet wide for one vehicle, eighteen for two. Height is where he pushes hardest. Eight feet is his floor, and fourteen if a motorhome is ever going in there.
- The insulation. An R19 batt in the wall for a simple heated building. Closed cell spray foam for higher-end work, where two inches also gets you the vapor barrier. He house wraps every building either way, even ones he is not insulating, because "wind will go right through all those gaps in the metal."
- The mechanicals. Whether you need a 100 amp or 200 amp service, a bathroom, floor drains, an oil water separator. He wants the shell up before any of it goes in.
None of those appear in a square-foot number, and every one of them is a real line on a real invoice.
What to bring instead
His advice inverts the usual conversation. Do not ask the builder what it will cost. Tell the builder what you want and what you are willing to spend, then ask whether it can be done.
That works only if you have done the homework first. Bring plans, "even if it's a simple napkin drawing." Bring the intended use, honestly, because he frames windows differently and adds an interior grade board detail when a building is going to be insulated. Say it is a bare shell and then insulate it later, and you gave up details that would have been built in.
Ask for examples of similar work and for past clients you can call. Then, he says, you have to trust them, and there is nothing else you can do about that.
One more thing worth stealing
The single most useful line in the video is not about money at all. Asked whether people regret the size they chose, Kyle says he has never once had a client tell him the building was too big. On nine out of ten jobs, he hears the opposite.
He also tells the story that keeps that from being a blank cheque. A customer storing golf carts wanted to add eight feet, the natural jump because posts sit on eight foot spacing. Given how the racks were arranged and how the carts loaded, those eight feet would have added floor, not storage. Bigger was not better, it was just bigger.
So size up, and know what the extra space is for.
Get your plans together. State your budget out loud. Then let the builder price the building you actually described.
