A 24x32 Menards Pole Barn Under $10,000. It's Not a Kit

He designed a 24x32 pole barn on the Menards website and put it up himself for under $10,000, and that figure includes the overhead door and the gravel. The building has heavy-duty trusses engineered for deep snow country, galvanized steel sides and roof, and colored trim and wainscoting that he says added only a few hundred dollars.

Then he says the most useful thing in the video: "calling this a kit is a little bit generous."

What actually shows up

It's a material list. Everything arrives at once, and nothing is finished. None of the angles are cut on the metal. The posts are not cut to length. The documentation that comes in the box does not show you how to detail the trim joints, so he looked up photos on Google Images and pulled tips off a couple of YouTube channels to work out how to keep water out.

His phrase for that process is worth stealing: think like water.

That is the honest description of a big-box pole barn purchase. You are buying lumber, steel, and fasteners at a package price, not a building system with an instruction manual. If you cannot cut, flash, and trim on your own judgment, you are not buying what you think you are buying.

Under $10,000 is a real number, and it bought a smaller building

Here is where our own data can check his. His 24x32 is 768 square feet. Under $10,000 puts him under about $13 a square foot, doing every hour of labor himself.

He did all the labor himself and landed at roughly the per-square-foot rate builders charge to erect a 30x40 for you. The DIY discount bought him a smaller building, not a cheaper one.

That is not a knock on the build. It's the clearest possible illustration of what actually drives cost at this size, which is square footage, not labor.

Two honest caveats on that comparison. He says he bought when lumber prices were down, so his number and our current published figures are not from the same moment. And his building sits on gravel with no slab, while what a given builder means by "shell" varies. Read the direction, not the decimal.

He's right that bigger is cheaper, and the data is unusually clear

His stated goal was to find the sweet spot where cost per square foot stops improving. The instinct is correct. In our directory, every quartile falls as the building gets bigger: the 25th percentile drops from $10.00 to $8.33, the median from $12.50 to $10.42, the 75th from $15.00 to $12.50.

There's a second signal hiding in that table, and it's about his size specifically. 237 builders publish a price for a 30x40. Six publish one for a 24x32.

At 768 square feet you are below the size most post-frame builders bother to quote publicly. That scarcity is part of why the big-box route is attractive down there. It's also why he had to design it himself: at that size, there often isn't a competitive local market to shop.

The five lessons that cost him something

  1. The configurator's limits are not the building's limits. Menards' online designer wouldn't let him put an 8-foot door under 9 feet of headroom. He was confident it would fit, so he bought the door separately using the 11% rebate. It fits, with a couple of inches to spare. But the trim that shipped with the building was sized for a 7-foot door, so it doesn't reach the bottom of the opening. Buying around the configurator works; just expect the rest of the package to still think you bought the smaller thing.
  2. He traded laminated columns for pressure-treated 4x6 posts to save money. That's a real saving and a real tradeoff. Laminated columns are straighter and are what most engineered post-frame packages spec. If you make this swap, make it knowingly rather than because it was the cheaper line.
  3. Eave lights instead of windows. He skipped windows entirely and ran polycarbonate eave lights down both sides. He's surprised by how much light they let in, they cost less, they went up faster, and they leave the walls free for hanging things. The catch is that the panels don't come cut. He ripped them on a table saw and says to go slow so you don't chip them.
  4. He upgraded the trusses. Heavy-duty trusses engineered for deep snow. This is the one line nobody should value-engineer, because it's the one that's regional and structural.
  5. Machine access is the hidden requirement. He used his own Bobcat to grade the site and rented a post hole auger for about $100. Posts went about five feet deep. Who this is actually for

Read that list again and notice what it assumes. Carpentry skill, a table saw, a machine to grade and dig, and the patience to research flashing details that aren't in the documentation.

If you have those, a big-box package is a genuinely good deal and this build is proof. If you don't, the $10,000 is not the price. The price is $10,000 plus a crew, and at that point you should be collecting bids from builders who will hand you one number for a finished shell.

Price the square footage, not the labor. Read the material list before you call it a kit. Then decide honestly which one of those two buyers you are.
